Last Post of 2010 - Green's Report Card through 12/2010; and The Challenges Ahead.

Ponder these issues below, because they define where we are in the paradigm shift : The Green Movement at the close of 2010, and what its Challenges are ahead :



1 )


Why is there a common-sense, global concensus that Green helps People, Planet and Profits ... but the ACTION is lacking and lagging ? Where are the Green building projects, retrofits ... and the Green Jobs ?

When all the is said and done, Green projects will only proceed and prosper in our communities if these Capital-Improvements are economically quantifiable, justifiable, and a prudent capital improvement in the property. Viable and Profitable Green Projects need a short payback, a double-digit ROI, and generous Tax-Incentives.



Economically, The Bottom Line in Green can be distilled down to one criteria : Green Projects only makes economic sense if they pay for themselves from Day 1 - Where the property's verifiable savings ( $ 1 per month ) ... exceed the Project's monthly finance payment ( less than $ 1 ). Accompianied by a short Payback period that quickly ends the finance payment and leaves the permanent savings... THOSE are the projects that will proceed.



That's It. If you can get there on these criteria ... Do The Project, a vetted and profitable Capital Improvement. Call it Green, or Red, White and Blue. The End-Game isn't Green for the sake of Green. Or ONLY the Planet. That hasn't worked to date. That's why " The Death of Environmentalism " was penned. Because The Message was wrong. Humans don't respond well to pedantic lectures and threats. Humans respond to self-interest and self-preservation. All species do. That's just a facts of Nature.



The Green Driver/Motivator that does get projects off the ground is to educate the consumer that protecting your investment in your business and your property is a Smart and Good Thing ... for Profits, People, and Planet. But first and foremost ... for your Profits. Green Projects are really just smart and necessary Capital Improvements that " future-proof " a property with a sensible ROI, short payback period, and tax incentives to boot. That's how to look at " Green "



And,understandly, Profits is the motivator for the Investors in Green - The Venture Capitalist and The Consumer. Whether people like it or not, helping the Planet is an ancillary benefit of Going Green, not the primary driver.



Politics and Planet aside, people understand the ECONOMIC message : Maximize available Tax Incentives, Invest in your own Business, and " Future-Proof " your property so that it performs, leases, and sells well. Green is all about : Using Less and Producing More. Greater Quality Control, Efficiencies, Productivity, and Profits, which then creates more Growth and Jobs.



It's axiomatic and already proven : Enhanced Quality Control and Efficiencies create savings and capital, which is then available liquidity to spark capital investment, Growth, Jobs, and tax revenues for government.



Done Right ... Green doesn't Cost. It Pays. If well-understood, well-branded, and well-managed, Green can be the spark to anyone's Economic Revival ... a country, an organization, or your own business.



Implement Green The Right Way, and everyone is a Winner who will profit and prosper. The Planet will also be happy about the decision To Do Green Right.



That's Green - Truly, a seed.

The Tail On The Kite. The Other Side of Green : The Smart SW.



None of this " Green Hardware " actually works and delivers ... unless the HW is being monitored and managed by " Smart Software ". When asking about Hardware Needs ... ask what Software manages the HW, and How ( web-based or RFID radio-freqency ), and for How Much ? Inquire about Software as a Service so as to save upfront-money money and always own the latest SW iteration. Research the software that is needed to manage the hardware because the software is a huge factor in optimizing the hardware downstream.



For example, if you choose to install LED lighting that does not have bi-level switching or dimming, you will not qualify for the IRS 179D tax deductions for installing Efficient Lighting. The loss of this tax subsidy will negatively impact your ROI and Payback Period. Or you install solar panels on your roof. How will you know if the panels are even operating properly ... without software to monitor them ? Think of your cell phone. Without software to run it, your phone is a hunk of unuseable metal. The same is true of all of this new-fangled fancy Green hardware - None of it can be optimized unless it interfaces with software. The buzz words that you will hear more about are " Interoperability " and " Self-Healing ". That's the entire crux of The Smart Grid - Making HW " Smart " by giving it a brain - the SW.

Lastly, Green is globally ubiquitous and one of the best-known " Brands " out there. So why IS the Action under-achieving ?



The Green Movement has under-performed and under-delivered to date here at the close of 2010 for two Reasons :



a) As discussed above, the Green projects need to make economic sense.
But all too often, people are trying to sell a product instead of
providing holistic building solutions that reduce O&M to proerty owners



b) The Consumer - Municipal, Commercial, Residential - doesn't know
where to go to find the vendors/providers. That's It. The Consumer
already knows that they want to reduce their Utility Bills, trim O&M,
improve their property, their profits, and their Branding. But Who You
Gonna Call ?! There are no " Green Pages " ... yet.



The Truth is astonishly simple - The average Consumer just does not know WHERE TO START ? It's hard to buy anything when you don not where to find it. The Answer is to give people a comprehensive resource that they can turn to for Green services, products, and providers.



The Green Movement has Drivers - Economic, Cultural, and Educational.
But in the end, it's very simple - People Need To Know : How do I start ? Who do I call ?



Like The Yellow Pages, and then the Internet, became our " Source " ... The Next Advancement in Green will be to those who understand how to become a source/hub for Green Answers. Nobody can start any project unless they know who to call first. And nobody buys what they don't understand. Therefore, everything Green starts with educating and informing the consumer. That is not being done properly today as 2010 closes. People are trying to sell Green products before the consumer is educated and comfortable. Ergo ... many consumers are frozen in their decision-making. Education is about WHAT a particular Green technology specifically does to benefit the owner and their property. Next, pragmatic, profitable, forensic-based holistic solutions need to be presented to the client. Green needs to become like all other Capital Improvement projects : An empirically-based decision-making process.

Energy Tax Incentives like IRC 179D are also an important and necessary part of the " Economic Engineering " of viable and profitable Green projects. Tax subsidies greatly influence the ROI and Payback Period of any investment in one's property. Not calculating and applying for legitimate Tax Incetives would actually be malfeasance and negligence on the part of the Project Coordinator / Consultant.



Getting People to START anything is half the battle. Going forward into 2011, the " Green " driver is self-interest and self preservation in tough times.



Whoever positions and brands themselves as the provider of credible, mathematical, and quickly-profitable Green Answers will be propogating The Abundance Paragigm - Benefits for all. This growing awareness of Green's Economic message and benefits is why approximately 80% of the Fortune 500 now consider and value " Sustanabilty " as its own Mission Statement and Profit Center. Green is dominating The 21st Century. The shift is well underway. It has just not yet matured to the point where it is an efficient market.



So think it through and look at the long-view. If you GO GREEN the wise and smart way... You will reap the benefits of Market Leaders and avoid the miseries of Market Laggards.
